When your account is created, you receive your login by email (at the address in your file), together with the link to validate your first connection. You'll also find it on your rent statement (tenants) or your management report (owners).

Since 1 January 2023, updating occupants is the owner's responsibility, via their personal tax account (« Biens immobiliers » tab). The State issues council tax for second homes and a tax on vacant dwellings when it does not know the occupant on 1 January.
Occupant data is pre-filled : you simply update it when a tenant changes. Also state whether the property is let furnished or unfurnished, its monthly rent, and whether it is subject to rent control (Paris, Montreuil, Bagnolet, Bobigny, Pantin, Saint-Denis, Aubervilliers… and other concerned towns).
For joint ownership, it is the taxpayer listed first on the back of the property-tax notice who holds the declarations in their tax account. The information you need is on your management reports or your client area. Your manager remains available to assist you.
In case of a serious technical incident in your home or the building, contact the caretaker, the head of the residents' council, or your insurance company. Avoid emergency/breakdown companies whose rates are exorbitant and remain at your expense. In a serious situation, contact the appropriate emergency service.
Contact your insurer to report the loss and obtain the details of an approved locksmith. Inform Cabinet Comte of the steps taken and send the key-ownership card if there is one. Remember to give a spare set of the new keys to the relevant people.
In all cases : identify the leak and try to stop it, report the claim to your insurer, warn affected neighbours and follow your file through to repair.
Office open : contact us (phone and/or email); we can send an approved plumber if the leak persists. Office closed : go through your insurer first (who can send an approved plumber), then inform us by email. An IRSI amicable-settlement template is available in your client area.
From move-in, you must take out a maintenance contract providing an annual visit and free interventions; otherwise you would bear the cost of parts or replacement. As with home insurance, send us the certificate every year.
Get the device, fit it yourself and send us the invoice (by email to contact@cabinetcomte.fr or by post) : its cost, up to €30, will be deducted from your next statement (to be left in the home when you leave). The detector must bear the CE marking and comply with standard NF EN 14604. Maintenance (batteries…) is the occupant's responsibility. Place it preferably on the ceiling, in a central point (the hallway to the bedrooms), with an adhesive system.
If the home was already occupied, call your chosen operator and give the line number (failing that, give the name of the previous occupant shown on the entry inventory).
Subletting your home is strictly prohibited.
